Choosing where to buy is one of the biggest decisions for a Dubai property investor. Some areas pay higher rental yields, some are priced for long-term capital growth, and some are easier to resell. This guide compares popular freehold areas and shows how to match an area to your budget and goal.
The ranges below are indicative figures from a 2026 market area ranking and will differ from live listings. Use them to shortlist areas, then check current prices and rents yourself.
How to compare areas
Do not choose by yield alone. Look at five things together: gross rental yield, recent price growth, how many transactions happen each year (liquidity), service charges, and how complete the neighbourhood is, including transport, schools and shops. A high yield with high service charges and a hard-to-sell unit can be worse than a modest yield in a liquid area.
Five popular investment areas
| Area | Indicative gross yield | Indicative price per sq ft | Best suited to |
|---|---|---|---|
| Jumeirah Village Circle (JVC) | about 7.5% to 9% | AED 850 to 1,250 | Income-focused and first-time investors |
| Business Bay | about 5.8% to 7.5% | AED 1,400 to 2,200 | Balanced portfolios, tenants who want central access |
| Dubai Marina | about 5.5% to 7% | AED 1,600 to 2,800 | Lifestyle investors and international buyers |
| Dubai Hills Estate | about 5.2% to 6.8% | AED 1,500 to 2,600 | Growth and income, medium to long-term holds |
| DIFC | about 4.8% to 6.5% | AED 2,400 to 4,200 | Capital-growth focused, higher budgets |
Choosing by budget
- AED 500,000 to 1 million: JVC, Dubai Silicon Oasis and Discovery Gardens are often considered for studios and one-bedrooms. Yields are higher, but buildings and service charges vary a lot.
- AED 1 million to 2 million: Business Bay, Dubai Marina and Jumeirah Lake Towers offer one and two-bedroom apartments with a mix of yield and demand.
- AED 2 million to 5 million: Dubai Hills Estate, Downtown Dubai and Arabian Ranches suit buyers who prefer larger units or townhouses and accept lower yields.
- AED 5 million and above: Palm Jumeirah and Emirates Hills are priced for lifestyle and capital preservation, with typically lower yields.
Yield or growth?
Higher-yield areas tend to have lower entry prices and more tenant turnover. Premium areas often have lower yields but a more established market. The gap between the highest and lowest-yielding freehold areas can be more than five percentage points. On a AED 2 million property, that difference is worth over AED 100,000 a year in rent, which is why it pays to compare carefully.
Before you buy: checks that matter
- Use real rents, not asking rents. Asking rents are often higher than what tenants actually pay. Ask your agent for recent rental contract data.
- Compare service charges. They can range from under AED 10 to over AED 35 per square foot per year.
- Check supply. Many new projects in one area can push rents and prices down.
- Check the building, not just the area. Quality, management and unit layout affect rent and resale.
- Plan your exit. Choose areas where buyers and tenants are plentiful.
Off-plan or ready in these areas?
Off-plan lets you start with a smaller payment, but you wait for the building and for rental income. Ready property earns rent sooner and is usually easier to finance. Read our comparison of off-plan vs ready properties before you decide.
